Small Non-Residential Scheme of the Year Award 2024 Winner

A redundant courtyard linking three separate office spaces has been reimagined as a flexible working and meeting space within a café type environment.

The existing office spaces leading from the courtyard have also been improved. The introduction of additional daylight and the simplification of existing internal layouts provided a number of linked, open plan spaces offering a modern working environment.

The glazed atrium has replaced a blank façade, and life and activity within the building can be seen from the outside spaces.

Further Information

The scheme’s purpose was to utilise an unused space within the buildings that make up Tokio Marine HCC’s offices in Rearsby, to form a staff welfare and breakout space and to improve the existing office accommodation.

It is a naturally ventilated space with supplementary heating and cooling at peak times and an inspiring space offering staff an alternative to working at their desks.

An extensive green roof provides drainage attenuation and improve thermal properties and existing solar power generation has been enhanced with additional provision.
