Regeneration Project of the Year Award 2013 Finalist

Custodians of Thurmaston Industrial Estate for almost 50 years, Charles Street Buildings has now transformed the site, home to Walkers Crisps for more than three decades, to a new masterplan.

The masterplan by Stephen George & Partners included plots allocated for existing tenants Arriva Midlands and Qualvis Litho and attracted new residents Costco and Advance Tapes.

The buildings at Thurmaston Industrial Estate had served their purpose for many years but had come to the end of their useful lifespan.

Charles Street Buildings decided to demolish as much as possible while retaining some old buildings that housed existing tenants until they could be relocated in new premises.

The masterplan allocated plots for the existing tenants, Arriva Midlands and Qualvis Litho, to accommodate their respective businesses safely as the development progressed.

Arriva Midlands took the opportunity for a £5m investment in a new depot for 101 buses with 91 staff based at the site and a further 220 drivers. Costco Wholesale is in a 140,000 square feet build completed on a 21 week programme. It employs 130 people at the warehouse.
