The Elms is a development of four contemporary barn style homes with rural views in the Leicestershire village of Newton Harcourt.
The developer’s plans originally specified infill timber panels for a steel frame build. The timber sub-contractor suggested replacing the building’s steel frame with timber for a greener, more sustainable project.
The alternatively engineered solution used high performance, low carbon materials offering thermal efficiency and cost benefits and eliminated the need for much steel and concrete.
The barns’ expansive spans, cantilevered feature frontage, stone chimneys, vaulted ceilings, large window openings and other unusual features such as hidden gutters presented a number of challenges.
The project, which included some steel incorporated into the timber frame and also exposed feature steel, was completed on budget and in just three months.
The client now occupies the largest of the four units, with the remaining three dwellings sold off plan. The new frames are highly insulated and its lightweight construction led to less carbon-heavy concrete in the foundations.
