YMD Boon is a well-established, multi-disciplinary practice providing architectural, building surveying and health and safety services to public and private sector clients across Schools, Further & Higher Education, Blue Light, Residential, Leisure, Commercial, Healthcare, Retail and Rail sectors.

Trading since 1968, our evolving team now operate in three offices across the Midlands, based in Market Harborough, Nottingham and Lincoln.

YMD Boon was formed by the merger of John Boon and Partners (formed in 1968), and YMD Architecture (formed in 1991). The merger of the established practices took place in 2006. At the time of merger, the two partnerships had been successfully working together on projects for over 5 years combining their skills to meet the clients’ needs and improve service provision. The merger brought together over 50 years of experience under one roof.

YMD Boon are on numerous established frameworks such as ESPO, University of Nottingham, Achilles UVDB, University of Leicester, and University of Cambridge. To be accepted onto these frameworks, we have been subject to thorough professional due diligence.

Architecture – We offer a full range of architectural services, from master planning through to technical drawings, BIM and full project management. We consider factors such as sustainability, energy use, materials and transport in the early stages of the design process, all in line with available funding. We ensure these are integrated to help our clients to meet their environmental agenda.

CDM Advisor - Our dedicated CDM Advisor works closely with our team to ensure H&S risks are identified and addressed from the outset. Our CDM Advisor offers well-informed advice, training and assistance on construction design processes, risk mitigation, best practice H&S application and current legislation, at each stage of our client’s project lifecycle.

Principal Designer - We have professional staff trained to undertake the role of Principal Designer, and all Design staff are trained to fulfil their duties under the Construction (Design and Management) Regulations. Our Principal Designers are responsible for planning, managing and monitoring the co-ordination of the health and safety aspects of the design through the pre-construction phase of a project.

Building Surveying - Our Building Surveyors work on the design and development of new buildings as well as the refurbishment, repair and maintenance of existing ones, including the conservation of historic, listed buildings. The nature of our work ranges from project delivery, building consultancy, strategic planning and funding support.

Clerk of Works - We have extensive experience providing Clerk of Works services on projects delivered using JCT Standard Forms of Contract. We monitor the works to ensure that the design and quality requirements are met to minimise abortive works and potential defects. We ensure that the constructed building complies with current statutory regulations, British Standards and the contract specification.

Occupational Health & Safety - Our Chartered Health & Safety Consultants have a proven track record of supporting and advising clients to raise Health and Safety standards, whilst enabling them to continue their day-to-day operations. Services include Management Audits and Gap Analysis, Competent Person Service, CPD-accredited training courses, Fire Risk Assessments and more.

We were appointed by East Midlands Homes (EMH) Group to design and deliver 32 new affordable homes in Littlethorpe, Leicestershire. Catering to a variety of local housing needs, the development includes a mixture of bungalows, 2-bed semi-detached homes and 3-bed semi-detached homes. Ten properties were built facing Warwick Road, with the remaining homes nestled within a cul-de-sac with a shared outdoor area. This new housing initiative effectively addresses the increasing demand for affordable housing and tackles the shortage of rural social housing in the area.

We were appointed by Leicestershire Fire & Rescue Service (LFRS) to carry out a full refurbishment and internal reconfiguration at their Western Station in order to address equality, diversity and inclusion (ED&I) issues, improve segregation between clean and dirty areas, and improve the internal environment. Revitalising the station’s internal structure, the works comprised of new wet rooms and accessible WC’s, a kitchen refurbishment, internal M&E alterations, and redecoration throughout. External works were also carried out, including roof replacements, redecoration to the access gates, the erection of a new canopy and the installation of external doors and windows to the new community room. The site remained open and fully operational throughout the construction period. The works were carried out with minimal disruption.

YMD Boon have been further appointed by LFRS to provide lead consultancy and multi-disciplinary services at their Eastern Station and Southern Station.

We were appointed by Inspiring Primaries Academy Trust (IPAT) to carry out a major expansion and internal remodelling of All Saints C of E Primary School in Leicestershire. Initially, we carried out a thorough area and net capacity assessment of the facilities and identified area deficiencies. We worked closely with the Trust, School Governors and Senior Management to produce a master plan in line with the school’s aspirations to grow the school from 150 pupils to 420 pupils.

Based on the master plan and priorities, we liaised with the local authority to obtain Basic Need and Section 106 funding. As well as this, we carried out various condition surveys of the school buildings and grounds and secured funding for any necessary works through CIF bids. We agreed to deliver the project in five phases over 6 years to ensure the primary school remained functional during the construction period. The phases consisted of expansions to EYFS, KS1 and KS2 including multiple new classrooms, admin offices, toilet accommodation and other ancillary facilities.
