Lovell Partnerships – A leading partnership housing specialist in the East Midlands, supporting innovative residential construction and regeneration developments.

With decades of experience in housing-led regeneration, we provide new-build, affordable, build to rent, and open market housing, as well as supporting later living, strategic land, and refurbishment and retrofit projects. Working with these public sector organisations, residents, housing associations, local authorities, and other partners, we continue our mission to make a significant and positive impact across all of developments in the East Midlands and beyond.

Our extensive apprenticeship programmes allow us to do this consistently, with many of our candidates going on to take pivotal roles in both our organisation and the wider industry.

Case study – The Villers

The Villers is an affordable residential scheme of 78 homes in the village of Whetstone, Leicestershire, constructed between April 2022 and January 2024. The £11 million project has been delivered with emh group, as part of its strategic partnership agreement with Homes England, and in partnership with Blaby District Council and Lovell Partnerships as delivery partner.

Together we have supported the commitment to regeneration, by tackling a former industrial brownfield site and transforming it to provide high quality homes in an area with demand for housing.

To support the living needs of various demographics, one-bedroom wheelchair accessible flats, two-bedroom dementia-friendly bungalows and a range of two to four-bedroom family houses and bungalows were all included. 39 homes were built for shared ownership, 27 for social rent, and 12 for supported living purposes.

The Villers has been designed to stand out from other traditional new build sites, with homes that echoed the style and character of the area’s heritage. The environmental elements of The Villers were also a top project priority, with careful consideration for local wildlife and the community's needs.

Case study – Delivery of low carbon homes at former Leicester velodrome site

The year 2024 saw Leicester City Council award the Lovell Partnerships team in the East Midlands a contract to deliver 38 new low-carbon and energy efficient homes on the site of the city’s former velodrome.

The vital brownfield regeneration plans will bring this derelict land back into use, with support from the government’s Brownfield Land Release Fund to prepare the site ahead of the work, which is planned to commence in summer 2025.

All 38 new homes will be designated for affordable rent and will incorporate various low-carbon features to enhance environmental efficiency and long-term sustainability for the local community. Each home will be fully electric, built with a fabric-first approach to maximise energy performance, and designed to achieve an EPC A (92+) rating.

Standard features will include air source heat pumps (ASHPs), photovoltaic (PV) panels, triple-glazed windows, mechanical ventilation with heat recovery (MVHR), and electric vehicle charging points, all aligned with the housing developer’s U-value standards.

Lovell East Midlands

Following the success in securing a strong pipeline of opportunities in the East Midlands Lovell are operating across Leicestershire, Derbyshire, Nottinghamshire and Northamptonshire. Over these areas, the team has a number of large-scale housing developments in various stages of completion, providing homes for the open market and affordable homes through partnerships with housing associations.

The Lovell East Midlands team has gone from strength to strength and has strong relationships with relevant local authorities, housing associations and private partners to continually unlock regeneration potential of sites with the end user in mind.

Alongside new-build developments covering multiple tenure types, work with the public sector is increasingly involving the refurbishment of redundant, under-used or under-performing buildings. Innovative refurbishment service is set to strengthen even further throughout 2024 and beyond as partners of Lovell look to make best use of their existing property portfolios through redevelopment and repurposing spaces. A key growth area, this service arm places a significant focus on retrofit services, working towards creating more sustainable homes for the benefit of residents and the environment.

Throughout 2024, Lovell will also continue its development work on a collection of projects in the region to bring forth hundreds of new homes.
