Green light for new homes in Loughborough

Planning permission has been granted for the construction of five new homes in Loughborough, following support by planning, design and development consultancy Marrons.

To make way for the new, bespoke properties at 238 Forest Road, the existing two-storey house situated on the plot and its outbuildings will be demolished.
The new development will include a mix of properties: a one two-bedroom bungalow; two three-bedroom homes; one four-bedroom home; and one five-bedroom home.

Each property will feature unique design elements but share a cohesive aesthetic through the choice of materials and architectural details, including distinctive wooden dormers.

The designs ensure no net loss of biodiversity through the inclusion of several habitat enhancements, including the installation of bat and bird boxes, and new hedgerows to create habitat corridors.

Existing trees will be retained where possible, supplemented by the planting of 12 additional trees across the site. Each home will have photovoltaic (PV) panels, ensuring reduced reliance on non-renewable sources, and the largest property will also boast an extensive green roof.

Sachin Parmar, planning director at Marrons, who led the planning application with support from planner Ellen Keen, said: “We are proud to have achieved permission for a development that not only meets the housing needs of the community but also respects and enhances the local environment.
“Situated in a highly sustainable location, the new development will provide future residents with easy access to local services and facilities. The design of each plot ensures ample private amenity space, contributing to a healthy living environment. Large windows and skylights in each home will maximise natural light to promote wellbeing.

“Furthermore, the bespoke properties have been designed to respect the character of the surrounding residential area while presenting an interesting, modern style. The layout also ensures there are no adverse impacts upon the privacy of neighbouring properties.”
Developer Richard Smallman added: “The Marrons team did a great job in achieving planning permission on this site. The whole process was handled in a friendly and professional manner and their engagement with Charnwood Borough Council was superb. We are now looking forward to delivering this development in Loughborough.”

The properties have been designed by Wilson Architects. Director Adam Wilson said: “We have worked closely within the constraints of a gently sloping site with various potential, overlooking and separation distance concerns.

“Forming a development that works within these constraints has created a unique cluster of homes that will be an enhancement to the area. We’re really excited to take this forward and ready to provide much-needed homes in Loughborough.”
